RURAL PROPERTY VALUATION USING THE DIRECT MARKET COMPARISON METHOD: A CASE STUDY OF THE MENDES PROPERTY, TOMÉ-AÇU, PARÁ, BRAZIL

Abstract

This article presents the market value appraisal of a rural property located in the municipality of Tomé-Açu, Pará State, Brazil, with a total area of 62.20 hectares, designated for seedling production and the implementation of an Agroforestry System (AFS). The objective of the study was to determine the Market Value of the Rural Property (MVRP) using the Direct Market Comparison Method (DMCM), in accordance with the guidelines established by ABNT NBR 14.653-3. To this end, a market survey was conducted through the collection of data from comparable rural properties, whose unit values were subjected to homogenization procedures based on technical adjustment factors, aiming to reduce relevant differences among the analyzed properties. The results indicated homogenized unit values with a mean of R$ 12,702.00/ha and a median of R$ 12,504.00/ha, estimating the Bare Land Value (BLV) at approximately R$ 790,064.40. Additionally, considering the existing improvements and the implemented seedling nursery, the Market Value of the Property (MVP) was estimated at R$ 1,313,064.40. It is concluded that the property presents high productive and economic potential, with appreciation associated with the adoption of the agroforestry system and the installed infrastructure, demonstrating the adequacy of the applied method to the regional Amazonian context.
