BIM – BUILDING INFORMATION MODELING: REDUCING BUILDING MAINTENANCE COSTS

This paper will address the application of Building Information Modeling (BIM) as an effective strategy for reducing maintenance costs in buildings. Given the growing challenges faced by the construction industry, the adoption of innovative technologies has become crucial to optimize processes and increase operational efficiency. The research will be conducted through a literature review, interviews with professionals in the field, and the analysis of a case study in a company in the sector. Thus, the aim is to show that the implementation of BIM enables better visualization and management of information related to the life cycle of buildings, which translates into a significant reduction in maintenance costs, estimated at up to 20%, according to some studies in the field. In addition, the paper will discuss the main challenges faced in the adoption of BIM, including the need for training professionals and resistance to change. Finally, the aim is to conclude with a technical and academic contribution to the use of BIM not only as a contributor to efficiency in maintenance, but also in promoting a more sustainable approach to building management.
