APPRAISAL OF A RURAL PROPERTY IN THE MUNICIPALITY OF TOMÉ-AÇU/PA: THE OLIVEIRAS' FARM

This work presents the expert appraisal report for the rural property "Sítio Oliveira," located in the municipality of Tomé-Açu, state of Pará, Brazil. The main objective was to determine its market value for the purpose of collateral in a rural credit operation, strictly following the guidelines of the Brazilian technical standard ABNT NBR 14653-3 (2019). The methodology employed was the Direct Comparison Method of Market Data, which consisted of the research, homogenization, and statistical analysis of five comparable rural properties in the same region, characterized by Agroforestry Systems (SAFs). After applying the Chauvenet's Criterion and calculating the confidence interval (80%), a homogenized unit value of R$ 28,320.00 per hectare was obtained. Considering the total area of 31.8560 ha and the value of the improvements, the market value was concluded to be R$ 1,027,161.92 (one million, twenty-seven thousand, one hundred and sixty-one reais and ninety-two cents). The report attests to the economic viability of the property and provides an operational management plan, offering robust technical support for the intended purpose.
